Pre-List Repairs and/or Renovations
As an Agent or a Broker, you have keen eye for detail. You know what should be done for a home to bring the biggest appraisal and offer. We will work with you and your client to complete the necessary repairs and renovations prior to the listing. As a homeowner, moving can be a daunting process. The last thing you need is an unprofessional experience before your home is on the market. We will streamline the repair work while you prepare to settle into your new adventure. Some ideas to help get things started.
- Paint – A Fresh Coat of paint on the walls can brighten up a room and make old spaces feel new. Neutral tones are attractive to a buyer.
- Flooring – They’ve seen traffic for years, let’s make sure the carpet is clean, the tile is grouted, and the hardwoods are refinished to maximize appeal.
- Fixtures – Both plumbing and lighting fixtures are a relatively easy thing to repair or replace before listing a home.
- Kitchen/Bath Updates – Freshly painted cabinets, new fixtures, new backsplash, new grout in the shower. There are plenty of things we can do short of a full remodel to increase appeal to a buyer.
- Roof Inspection – An inspection of the roof can settle any buyer if your shingles have been in place for years. Take care of repairs ahead of time and then paint those old water stains on the ceiling.
- Rotten Trim – Taking care of repairs on the fascia, soffit, corner boards or window seals will certainly avoid the extra attention during an inspection.
- HVAC Service – Aged Unit? Has it inspected by a licensed HVAC professional to document efficiency of use before listing?

Inspection List Repairs
Our greatest strength is the versatility of our Service Professionals. We really do cover everything from foundation to the chimney cap. Little stands in the way of your closing once an offer has been accepted, the appraisal approved, and the inspection report completed… besides perhaps finding a reliable Electrician, Plumber, HVAC Tech, Roofer, Arborist, Flooring pro, AND Handyman for one negotiated repair list…
Finding them is one thing, making sure they provide an accurate and reliable quote is another. Oh, and then there is scheduling ALL OF THEM in a timely manner, so they complete the repairs by your reinspection deadline. And then there is getting them in and out of the property should it be vacant, ever hidden a key and had it go missing – Now you must rekey the property. Then there is making sure they show up each day, ever have someone go missing mid-project?! Then there is the communication, good luck closing if you are not sure what is going on and when.
